From old roof to new roof, step by step
- Free roof check. We inspect the full roof and the decking underneath. Free roof check
- Written price. Materials, labor, permits, dumpster and timeline. In writing. No verbal estimates.
- Tear-off. We strip the old roof down to the decking. If decking is rotten, we replace it.
- Install. New underlayment, new shingles or membrane, new flashing, new vents. Everything by code.
- Final walk. We walk the roof with you (or show you photos) and clean up the property.

Roof replacement questions
How much does a new roof cost in Chicago?
It depends on size, pitch, material, how many layers come off and how much decking needs replacing. What moves the price: steep vs. flat, shingles vs. TPO, one story vs. three, easy access vs. tight lot. We check the roof for free and give you a written price.
Do you pull permits?
Where the City of Chicago requires a permit, we pull it with the Chicago Department of Buildings. The permit number is on the final invoice.
Should I repair or replace my roof?
It comes down to the numbers. If the roof is mostly sound and the damage is in one area, repair is the right call. If you are paying for a repair every year, or the decking is soft in several spots, a replacement usually costs less over ten years. We check the roof for free and give you the repair price and the replacement price side by side, so the choice between repair or replace is yours, not ours.
Can I stay in the house during the work?
Yes. It is noisy, but you do not have to leave.
What if you find rotten decking?
We replace it. The cost is in the written price if we found it during the inspection. If we find more during tear-off, we call you with the additional cost before we proceed.
My roof leaked and there is water damage inside. Can you fix that too?
Yes. Our water damage team handles the inside. If mold started, our mold team removes it. One company.
